Your property solicitor will guide you through the following steps:

  • Before you purchase or sell - explain the process of purchase or sale so you know what to expect.
  • Once you have chosen a property to purchase - review the contract for sale, advise you on any changes that should be made then negotiate those changes with the other party involved.
  • Before exchange of contracts - your property solicitor  can order any inspections or reports necessary to assess the property including pest and building reports and strata record inspections.
  • Once you are comfortable with the results of searches we will arrange and carry out exchange of contracts, the payment of the deposit and advise you on your ‘cooling off’ rights.
  • Following exchange of contracts we will order and review searches on the property and rates information to ensure each party pays their share of rates at settlement. 
  • We will also communicate with your lender and provide all information they require to provide funds for settlement. Your property lawyer will also send a list of questions (requisitions) to the other party to ensure you have all the information about the property.
  • We will prepare for the settlement of the purchase or sale and organise a time and place for settlement. McGlinchey & Associates property solicitior will attend settlement and arrange for payment of stamp duty.
  • Following settlement your property solicitor will send all the relevant documents to you for your records. We will also ensure that all rates and levies are paid on your behalf.

Your property solicitor will be available to speak to you about any concern you have during the process. No two conveyances are the same and your property lawyer will guide you through the process from our initial conversation with you to settlement.
