What to consider when purchasing a house?

There are many issues to be considered and encompassed under home conveyancing prior to entering into a contract to purchase a property. We will review the contract to ensure that the terms of the contract are correct. This review will include:

  • Making sure that the person selling the property is in fact the owner or a person entitled to sell the property
  • The property described in the contract is in fact the property you wish to buy 
  • The contract includes all of the items you have agreed to buy such as air conditioning, stoves, lighting, blinds etc.

If you proceed with the purchase your home conveyancing will include conducting searches on the property to make sure it is not affected by any government decision which would impact on your rights as a home owner. These decisions might include a decision to widen the road or resume the land for a school or railway line. Your property solicitor will also arrange the time and place for settlement and ensure that the vendor and purchaser pay a fair share of water and council rates and strata levies.

An important part of home conveyancing is to understand if you are eligible for the First Home Owners Grant or stamp duties exemption or concession which might assist you with the cost of the purchase.
